Newly arrived in a northern Ohio small town, Emma Davidson falls in love and purchases a hundred year old run-down theatre, hoping to renovate it and restore the theatre to its former glory. When the Majestic begins to fight the restoration, she learns from the local attractive history professor Peter Bennett that local legends have the theatre being sentient. Over time, Emma comes to understand the theatre, and learn its history. The Majestic proves to have a sense of humor, helpfully and humorously giving her glimpses into its past. While delving more into the history of the theatre as it shows her hidden treasures locked behind false walls and closed doors, Emma discovers a love for the theatre, small town life, and Peter.
